Check Solicitor Reviews Before Choosing

One of the most important things you must do before even choosing who to trust your conveyancing to, is to check reviews! Thankfully these days there are plenty of platforms from which to browse reviews and testimonials from previous clients such as ReviewSolicitors and Google Reviews.

Keep yourself and your paperwork as organised as possible!

Although it may sound a little obvious, the more organised you are, the less stressful your experience should be! Prevention is always better than cure.

If you keep on top of your paperwork and the details of your purchase, then at least you can safely say you are doing both yourself and your chosen conveyancer a favour. You’re a team in this situation so the more you help your conveyancer, the more they can help you.

By reading the paperwork carefully and providing correct documentation, such as original or certified photo ID, and evidence of source of funds (like a bank statement), this can help ensure the conveyancing process can start promptly.

Be patient.

Trust us, we understand how exciting (and anxiety-inducing) it is to be buying your first home!

It’s understandable that you would want to get the process over and done with as fast as possible so you can start painting the walls and choosing coffee tables BUT… there’s an awful lot of boxes to tick and forms to fill out when it comes to purchasing, for both yourself and your conveyancer.

Do your best to be kind and exercise a little patience. Your conveyancer of choice wants to get the job done as efficiently as possible, but this can sometimes take a little extra time, especially when communicating with ‘the other side’!

Have your finances organised and ready!

This might sound a little obvious, but you would be surprised by how many people underestimate or neglect the importance of this point. A large part of this is understanding what your budget really is. First time buyers must try to ascertain what they can afford whilst being inclusive of all the extra costs purchasing involves! Additional costs can include things such as:

  • Searches Fees
  • Valuation Fees
  • Electronic Transfer Fees
  • Removal Services
  • Land Registry Fees
  • Surveyor Fees
  • Stamp Duty Land Tax

If you aren’t aware of these additional charges and overestimate your financial capabilities, you could run into easily avoidable trouble later down the line!

If you don’t understand, ask!

If you are faced with a small mountain of paperwork and armed with what feels like 100+ questions, don’t fear. Chances are you won’t be the first to be a little confused by all of the jargon and terms of property purchasing paperwork.

It’s far better to ask your conveyancer and get clarification, than to fill out important forms incorrectly and have to re-do them or face unexpected consequences further down the line. However, our recommendation for getting advice from your conveyancer is to deliver your questions to them in as organised and succinct a fashion as you can. Trust us, your conveyancer will thank you for this!

By sending your conveyancer one single tidy email or making one phone call with your directed questions, instead of sending 20 messages or calling spontaneously every time you’re unsure of something, you may end up hindering progress and even confusing yourself more.
